Quick Summary: Fix and flip loans and bridge loans are short-term financing for investors when timing matters. Under Lexington Capital's general guidelines, fix and flip needs a 650 credit score plus a scope of work and rehab budget, and experience helps but isn't required. Bridge loans need a 650 credit score and equity or assets to back the loan, and are approved mainly on the property. Both need a clear exit: sell or refinance.
Some deals don't wait. A property that needs work sells fast to whoever can close, and a regular mortgage often can't move quickly enough. That's where short-term investor financing comes in.
Fix and Flip: Buy, Renovate, Sell or Rent
Fix and flip financing is short-term money to buy a property and renovate it. It's built for properties that need work, with quick closings.
Under Lexington's general guidelines, which can change:
- A credit score of 650 or higher.
- A scope of work and a rehab budget.
Experience helps, but it isn't required. A clear, realistic budget matters more than a long track record.
Bridge Loans: When Timing Is the Problem
A bridge loan is short-term financing that closes quickly for time-sensitive deals. It's approved mainly on the property.
Under Lexington's general guidelines:
- A credit score of 650 or higher.
- Equity or assets to back the loan.
Investors use bridge loans to grab a property before longer financing is ready, or to bridge the gap between buying one property and selling another.
Javier has done two small renovations in Paterson with his own savings. He found a single-family home that needs a kitchen, a bathroom and a roof, and the seller wants to close in three weeks. He writes up the scope of work and a budget with 15% extra for surprises, and plans to refinance into a rental loan once it's finished and rented. (This is an illustration, not a real client.)

Know Your Exit Before You Enter
Short-term loans end soon by design. Before you sign, you should know exactly how you'll pay it off:
- Sell the property after the work is done, or
- Refinance into longer-term financing, like a DSCR rental loan, once it's rented.
Then pressure-test the numbers. Add a cushion for repairs you can't see yet, for permits that take longer, and for a sale that takes an extra month. If the deal only works when everything goes right, it's better to wait for the next one.

Building From the Ground Up?
New construction has its own program. Ground-up construction financing covers the lot and the build, paid out in draws as each phase is finished, and it generally needs a 650 credit score, permits and a construction timeline.
